The Planning & Zoning Board unanimously recommended City Council approval of a site‑plan amendment for Mutual of America, a proposed 7‑story, 287‑unit residential building at 1150 Northwest Broken Sound Parkway.
Staff planner Jacob Gherman described the site changes, including reconfiguration of an internal driveway tied to a drainage lake modification and the addition of an eight‑foot shared‑use path and other pedestrian connections. Staff concluded the project met code requirements and supported the site‑plan amendment and easement abandonment.
Applicant representative David Millidge presented renderings and noted a condition of approval the applicant and staff will refine related to sequencing should the residential be constructed before an associated office building. There were no public speakers opposed to the plan; the board moved and approved the site‑plan amendment on a 5–0 roll call.
Why it matters: the project adds 287 rental units to the city’s CIMD allocation, with required affordable and workforce units, and includes pedestrian and amenity investments. The applicant and staff will reconcile language on a sequencing condition before the council hearing.
Outcome: The board voted 5–0 to recommend approval; staff recommended council adoption with conditions.
