Staff presented the request, saying the project would remove 10 parking spaces for the standalone ATM, make minor loading‑area changes and eliminate a prior condition restricting 5,500 square feet to a furniture showroom. Aaron Sita, deputy director of Development Services, said staff’s parking demand study and an independent site observation showed demand is lower than the previous 115‑space requirement for the grocery‑retail use and recommended approval with conditions.
The petitioner, Ellie Zacharaitis, told the board she was available to answer questions; there were no public speakers on the item. After a brief procedural exchange, the board voted unanimously, 5–0, to approve the resolution and the technical deviations.
Why it matters: the change relieves a restrictive condition on building use and allows an ATM that the applicant said will not harm internal circulation or the property’s functionality. The board recorded approval and forwarded the resolution with staff‑recommended conditions.
