The Boca Raton Planning & Zoning Board on Jan. 2 approved a site‑plan amendment for 4901 Plaza that removes 10 parking spaces to accommodate a new drive‑up ATM and lifts a previous condition restricting 5,500 square feet for furniture display, allowing more flexible retail tenancy.
Deputy director Erin Sita told the board staff’s review showed the changes would not harm internal circulation or parking functionality and that a parking‑demand study provided by the applicant, plus an independent city observation, found demand lower than code‑required levels. Sita said the proposal included minor loading‑area changes and technical deviations to reduce required parking from 171 to 142 spaces in total, and to modify driveway widths per the code.
Applicant representative Ellie Zacharaitis answered board questions and confirmed she was prepared to address any follow‑ups. No members of the public spoke on the item during the public hearing.
The board moved to approve the resolution and called the roll; the measure passed 5–0. Chair Seville closed the item and noted a numbering discrepancy on the agenda for the record.
The board’s final action was to approve the staff‑recommended conditions contained in the resolution; the applicant and staff indicated they would coordinate on ministerial clarifications before City Council.
