The Boca Raton City Council voted unanimously on Nov. 4 to transmit to state agencies a comprehensive‑plan amendment that would allow bonus density and intensity for a commercial‑industrial–multifamily development (CIMD) integrated with the Boca Raton Tri‑Rail station.
Tamash Bin Rahman, chief planner with Development Services, described the proposal as a transit‑oriented development that would permit a CIMD with up to about 42 dwelling units per acre and a floor‑area ratio near 1.18 as a bonus and incentive for projects integrated with the Tri‑Rail station. He said the site‑plan application proposes roughly 340 residential units and about 29,500 square feet of commercial space, including restaurants and retail, and would include 51 affordable and workforce housing units plus proposed transit subsidies for residents and employees.
“Staff recommends transmittal of the proposed comprehensive plan text amendment,” Rahman said, noting the Planning & Zoning Board recommended approval at its Oct. 17 meeting.
David Millage, speaking for the applicant Boca Station LLC, asked for council support and said the project aims to create “affordable living” and enable carless residency by virtue of its proximity to multiple transit services.
Council members moved and voted 5‑0 to transmit Ordinance 57‑15 to the appropriate state agencies for review. The transmittal is the first of two required public hearings; if state agencies return the transmittal, staff will schedule a subsequent final hearing and vote.
