Summary
The Board approved a preliminary/final land development plan to add 28 lots to Pine Manor Mobile Home Park (from 120 to 148 lots), granting waivers for preliminary-plat procedures and stormwater emergency‑spillway standards contingent on will‑serve letters from PA American Water and Derry Township Municipal Authority and completion of public water and sewer connections.

Londonderry supervisors on Aug. 4 conditionally approved a land‑development plan to expand the Pine Manor Mobile Home Park by 28 lots and required that new and existing pads be connected to public water and sewer before final acceptance.
Erdman Martin of K&W Engineering, representing GSP Management, presented the plan to expand the park from 120 to 148 lots. Codes/Zoning Officer Duane Brady and staff reviewed utility requirements and recommended conditions. The Board approved two requested waivers — from preliminary plat procedures and from certain stormwater emergency‑spillway standards — and granted conditional approval of the preliminary/final plan provided that will‑serve letters from PA American Water and Derry Township Municipal Authority be submitted and public water and sewer connections be completed to the existing park. The current on‑site sanitary system will be decommissioned once connections are in place.
Why it matters: The expansion adds manufactured‑home spaces and requires coordination with water and sewer authorities; the Board’s conditional approval ties final consent to the provision of utility assurances and compliance with engineering recommendations.
Next steps: The developer must provide will‑serve letters from the specified utilities and complete connections before the Board’s final acceptance; the Board’s approval included the standard conditions recommended by HRG and the Planning Commission.
