Londonderry supervisors approve $488,570 in renovation contracts and related budget amendment

Londonderry Township approved multiple contracts Jan. 6 to renovate its municipal building and adopted a budget amendment to reallocate capital funds to cover construction costs.

The board awarded four lump-sum contracts to BlueScope Construction: general construction for $296,881; electrical for $136,226; HVAC for $46,185; and plumbing for $9,278 — a combined total of $488,570. Solicitor Jim Diamond told the board the four contracts had been legally reviewed. Township Manager David Blechertas said the work is planned for the lower level of the municipal building.

To protect materials and construction risk, the board approved a builders risk insurance policy from Cincinnati Insurance at $1,462 with a $5,000 deductible. "The Builders Risk Policy covers additional risks specific to construction," the manager explained, noting protections for staged materials and theft or fire losses.

Separately, Treasurer Brian Marchuck presented and the board approved Resolution 2025-3 (Budget Amendment 1) to reallocate $160,000 from capital project funds (carport and, per the manager's clarification on the record, the zoning ordinance line items rather than "permit software") into roads and streets construction, and to add $188,000 to the roads and streets budget to cover higher-than-anticipated costs.

All motions on the contracts, insurance purchase and budget amendment were approved unanimously. The board noted construction administration and procurement steps remain, and the builders risk coverage was sized to match the contract total.

Next procedural steps: BlueScope and the township will proceed with contract execution and scheduling; the board flagged that additional appropriation or bid awards will return for board action if required.
