Boca Raton council approves conditional use for vehicle storage, service and appointment-only showroom at 6403 W. Rogers Circle amid traffic concerns

The Boca Raton City Council on Sept. 10 approved a conditional use and site-plan amendments allowing vehicle storage, limited repair and an appointment-only showroom at 6403 West Rogers Circle, despite sustained opposition from nearby property owners and tenants who said the change would worsen traffic and safety near local schools.

Council adopted Resolution 80-20-24 (conditional use) and Resolution 81-20-24 (site-plan amendment and technical deviations) by unanimous votes (5–0). The approvals followed a staff presentation, a detailed applicant submission and roughly an hour of public comment at the quasi‑judicial hearing.

Senior planner Owen Devlin told the council the roughly two-acre property is in an M3 manufacturing/industrial zone and that staff initially recommended denial because the original submittal resembled a car dealership and showed a large net‑trip increase. After the applicant revised the floor plan, parking calculations and a traffic study, staff concluded the motor‑vehicle sales showroom would occupy 7.85% of the floor area and recommended approval.
