In addition to the contested Villas and the North Park items, the Planning and Zoning Board approved several administrative and site plan matters on Sept. 5.
- Boca Center CIMD (1800 N. Military Trail): The board approved an amendment to a previously approved site plan to allow a new six‑story, 295‑unit commercial‑industrial multifamily development that includes 10% affordable and 5% workforce units. Staff found the proposal consistent with the code and PM land‑use allowance; the board approved the item 6–0.
- Boca Beach Club (900 S. Ocean Blvd.): The board approved a coastal construction control line variance to authorize an event lawn, lanai improvements and the relocation of a pergola. The Environmental Advisory Board recommended conditions regarding use of artificial turf and microplastics; staff recommended approval and the board approved the variance as submitted (6–0).
- Boca Town Center outdoor patio expansion (6000 W. Glades Rd.): The board approved a master site plan amendment authorizing two restaurants to expand an outdoor patio by approximately 1,200 square feet and granted a small technical deviation from parking requirements, conditioned on increased transit subsidies for employees; approval was 6–0.
Each of these items advances to City Council where final approvals, conditions and any outstanding technical language will be considered. The board also covered procedural items such as roll call, minutes and quasi‑judicial procedural instructions before swearing witnesses for later agenda items.
