Board approves small Town Center patio expansion with transit subsidy condition

The Planning & Zoning Board on Sept. 5 approved a master site plan amendment to expand an outdoor patio area at Town Center Mall (6000 W. Glades Road) by roughly 1,200 square feet to support two restaurants, Lamani Grill and Madame Tang’s, and granted a technical deviation to avoid adding six additional parking spaces.
Staff said a similar expansion and deviation was previously approved in 2018 but lapsed; the mall has lost substantial customer capacity since Sears closed and the site’s overall parking inventory has changed. Staff recommended approval on condition that the two tenant restaurants increase employee transit subsidy to 50% to encourage alternative transportation. Petitioner Ellie Zacharitis told the board the application mirrors the prior approval and asked the board to adopt it again.
The board approved the amendment 6–0; staff will ensure the condition requiring transit subsidies is included in the site plan resolution and coordinate with mall property managers regarding available former‑Sears parking if needed during peak periods.
