The Planning & Zoning Board on Sept. 5 approved a site plan amendment allowing a new Commercial Industrial Multifamily Development (CIMD) at 1800 North Military Trail that would add a six‑story, 295‑unit residential building with an integrated five‑level parking structure. The project includes 10% affordable units (30 units) and 5% workforce units (15 units), and would use a portion of the city’s CIMD unit bank established by ordinance earlier in 2024.
Staff explained the property is zoned for professional office and industrial uses but has PM (planned mobility) future land use that permits CIMDs subject to eligibility requirements. The application proposes pedestrian connections to the adjacent Shops at Boca Center, improved shared‑use path links, amenity spaces, rooftop planters and active uses fronting pedestrian connections. Staff recommended approval, noting the project meets minimum CIMD standards including required nearby retail/office thresholds.
The applicant said the design includes a pool pavilion, co‑working space and outdoor amenities; two outdoor pickleball courts are included at the second‑floor level. Board members had no substantial objections and the board approved the amendment 6–0.
What’s next: With board approval, the project moves to City Council and typical permitting steps; staff and applicant said they will continue coordination on pedestrian connections and construction details.
