The Bedford Planning Board on Oct. 20 granted subdivision approval to Early Bird Enterprise LLC to split one residential parcel at 61 Plummer Road into two lots.
Agent Joe Wicker described the plan to demolish a building that encroached over a lot line, leaving two buildings with three units and a total of seven bedrooms on the parent parcel. He said the project has a state subdivision approval and that zoning relief previously granted by the Zoning Board of Adjustment addressed nonconformities.
Planning staff and board members discussed engineering items, existing cesspools and a demolition permit that the applicant said has been filed. Board members clarified that the existing unit count on the staff memo should be five rather than seven; the applicant confirmed the correct count is five existing units and seven bedrooms.
Mr. Nelson moved to grant the two‑lot subdivision with precedent conditions (items 1–8 and other conditions in the staff report) to be fulfilled within one year; the motion was seconded, an amendment removing condition 9 (fair‑share roadway fee) was accepted, and the board approved the subdivision.
