The Bedford Planning Board on Dec. 15 approved a site plan for Early Bird Enterprise LLC to redevelop an existing three‑unit multifamily property at 61 Plummer Road and granted requested waivers, with the condition that the applicant update plans to show utilities placed underground.
Representative Joe Wickert said the proposal removes a rear building, loams and re‑grades the site, installs a paved driveway to service the two remaining buildings and reduces overall lot coverage. The applicant requested waivers to several site‑plan regulations; during discussion the board asked whether the existing overhead utilities could be placed underground. The applicant agreed to bury the utilities, withdrew waiver #5 related to overhead utilities, and the board included a plan‑update requirement in condition #1 for review by the planning director and public works director.
The board voted to grant waivers 1–4 as shown in the staff report and to approve the site plan as presented, subject to the five conditions listed in the staff memo and the precedent condition that the plan be updated within one year and prior to plan signature.
Priscilla Malcolm moved the approval, and the motion passed on a majority vote.
