The Coon Rapids City Council on March 3 approved an amendment to the Crescent Ponds Planned Unit Development (Planning Case PC 26-2) that changes lot coverage and rear porch setback standards for The Fountains homeowners association.
Senior Planner Bearinger told the council that adding a covered porch over an existing concrete slab would not create water problems because the development meets LDR-3 standards. Councilmember Peter Butler said he supported the amendment, calling the neighborhood "a beautiful area where residents should have more flexibility with their property."
Council approved the amendment to increase the lot-coverage maximum from 40 percent to 50 percent and to reduce the covered porch rear setback from 35 feet to 20 feet. The motion, moved by Butler and seconded by Geisler, passed unanimously.
The change applies to the Crescent Ponds PUD (The Fountains HOA) and was presented as a site-specific adjustment rather than a citywide zoning rewrite. Council did not record any conditions or follow-up reporting requirements in the meeting minutes.
