Planning staff previews three zoning articles, including rezoning of 1 Research Drive and a billboard allowance
Summary
Planning staff told the EDC that three zoning articles will go to Town Meeting: two (including downtown business district and a proposal to allow billboards on I-495/I-90) are on the Planning Board agenda for public hearing; a rezoning request for 1 Research Drive would permit highway-business uses and potentially multifamily development.

Jenny from the planning department presented three proposed zoning articles for the upcoming Town Meeting and said two would appear on the Planning Board agenda for a public hearing that evening.
She described the first as a downtown business-district zoning article and the second as an article that would permit billboards on I-495/I-90. "Those two are on the agenda tonight," Jenny said, and asked whether the EDC would consider a letter of support; staff indicated they would present more detail at the next EDC meeting.
The third article is a rezoning request for 1 Research Drive, where vacancies have increased. Jenny said the proposal would change the parcel from industrial to highway business, expanding allowable uses to include additional office uses, retail and potentially multifamily housing. "It will expand what uses can be allowed for them," Jenny said.
Committee members asked clarifying questions about likely uses, timing and whether the EDC would be asked for a letter of support; Jenny confirmed she would present more detailed information at the next meeting. No formal action on the zoning articles was recorded in this meeting.
