Greg Gardner of Greg Gardner Contracting, LLC appeared before the Bedford Conservation Commission on Feb. 11, 2026, representing Denise and Harold Call on a Notice of Intent for 49 Page Road. The proposal calls for demolition of the existing single-family house and construction of a new house with an accessory dwelling unit (ADU). Gardner told the commission the new primary house will be constructed outside buffer zones, but that 1,006 square feet of the ADU unit would be located within the 200‑foot Riverfront Area to the Shawsheen River.
Commissioners closed the public hearing by unanimous roll call and voted to issue an Order of Conditions as discussed, contingent upon the issuance and review of a DEP file number. The motions to close and to issue the Order both passed 4–0–0.
The record indicates the commission relied on the applicant's plans as presented and included the DEP file-number contingency as a condition of issuance. No additional mitigation specifics or alternative designs are recorded in the minutes.
