Bedford conservation commission issues determinations for two Sunset Road rebuilds

Steven Hagan, Chair of the Bedford Conservation Commission, presided over the discussion and vote on two near-identical redevelopment proposals at Sunset Road on Feb. 11, 2026. Greg Gardner of Greg Gardner Contracting, LLC presented Requests for Determination of Applicability for 14 and 16 Sunset Road describing demolition of existing single-family houses and construction of new homes with site utilities, landscaping and tree removals within the 100‑foot buffer to a Bordering Vegetated Wetland.
The commission voted 4–0–0 on each item to issue a positive Determination for reason 2 and a negative Determination for reason 3, signaling that while work will alter buffer conditions it is subject to review and conditions under the Wetlands regulations the Commission enforces. The motions were made by Frank Richichi and seconded by David Santos for 14 Sunset Road, and by Frank Richichi and seconded by Stacey Katz for 16 Sunset Road.
Commissioners focused on the proximity of work to the 100‑foot wetland buffer and on tree removals noted in the applications. The minutes record no additional permit conditions beyond the standard Determination language recorded at the hearing.
Roll call votes for both determinations were recorded as 4–0–0. The actions clear a procedural step for the applicants to move toward required filings and any subsequent permit applications.
