Attorney Pamela Brown and consultant Lynne Sweet presented a petition to add a 40Y Starter Home Overlay District (SHOD) at 49 Elm St. The district, under M.G.L. Chapter 40Y and EOHLC regulations, would allow eight new starter-home-style units plus an existing farmhouse on a nearly one-acre site, with units sized 1–3 bedrooms and limited to 1,850 square feet.
Board members pressed presenters on how the proposal would meet affordability requirements given likely price ranges. Planning Director Tony Fields told the board the proposal would be a major topic for the Planning Board and would be reviewed at their next meeting; the Select Board requested Planning Department feedback before deciding on whether to include the article on the Annual Town Meeting warrant.
