Council approves Arbor Ridge Business Park rezoning amid concerns over larger warehouse-style building

The Maple Grove City Council voted Dec. 15 to rezone a parcel to a Planned Unit Development and approved the Arbor Ridge Business Park planned unit development and plats for a proposed 157,080-square-foot building.
Planning Manager Peter Vickerman said the proposal includes access extensions and a reduced 20-foot building setback along Weston Way; staff found the project consistent with the comprehensive plan and the 105th Avenue Master Plan and the Planning Commission recommended approval. Councilmember Mike Ostaffe repeatedly expressed concern that the proposal represented a shift toward large warehouse-style buildings rather than the smaller office buildings originally envisioned, saying he was "not comfortable with piecemealing this project." Other councilmembers and staff said the proposal met applicable guidance.
On the rezoning motion (Ordinance No. 25-18) and the PUD approval (Resolution No. 25-175), the Council recorded four ayes and one nay (Ostaffe), and directed the city attorney to draft the required ordinance and PUD agreement with listed conditions and memoranda to be addressed by the applicant.
