The Whitestown Board of Zoning Appeals on March 5 approved four development‑standards variances for a proposed Speedway fueling site, allowing larger and taller signage to accommodate commercial truck operations.
Why it matters: The variances enable truck‑oriented wayfinding and a CAT scale that require extra height and area because of on‑site constraints, and they remove a potential operational safety problem where truck drivers could otherwise miss the correct entrance.
Staff summarized four requests (BZA26‑001 through BZA26‑004): increasing a pylon sign to 22 feet to accommodate a CAT scale; increasing truck entrance sign height from 3 to 6 feet; increasing truck entrance sign area from 3 to 36 square feet; and increasing truck canopy signage from 12 to 36 square feet. Staff recommended approval for the requests tied to truck visibility and site layout constraints such as a lift station and easements that limit alternative sign placement.
Eric Carter of Wyngineers described the site constraints and said the CAT scale and truck signage are standard for truck fueling operations and sized for safe truck clearance and routing: “the trucks need to drive underneath it,” he said, and noted the signs are set back off the right‑of‑way and will be scaled for truck visibility.
Public hearings were opened for each item; no members of the public spoke on these applications. The board approved BZA26‑001 (CAT scale pylon height) by a 5–0 vote, BZA26‑002 (truck entrance sign height) by 4–1, BZA26‑003 (truck entrance sign area) by 4–1, and BZA26‑004 (truck canopy signage area) by 5–0. Miss Haas cast the lone no votes on the two truck entrance sign items; staff said the approvals were based on findings of fact and substantial compliance with submitted site plans.
What’s next: With the variances approved, Speedway will proceed with permitting and site plan approvals; staff noted any commitments about screening, lighting and final dimensions will be addressed through follow‑up plan review and permit conditions.
