St John Commons asks to reduce pipeline lot-line buffer; staff says homes will remain more than 50 feet away

Doug Redig, of DBG, said on March 4 that the petitioner for St John Commons has submitted a plat and legal notice and expects the item to be advertised for hearing. Redig identified himself as representing petitioner John Annenberg and said the resubmittal is straightforward and in process.
Town planning staff explained the town adopted a 50‑foot buffer from the edge of certain easements (added in 2020) and that the current applicant is requesting modification of that buffer for lot lines—from 50 feet to 20 feet—while keeping dwelling units themselves outside the easement. "And I will add that the homes will still be over 50 feet from the pipeline," Redig said.
Staff noted previous, limited waivers (for example, a partial waiver on Castle Rock phase 3) and said the request will be handled through the normal review and hearing process. The commission did not render a decision at the study session; staff said they will make a recommendation at the advertised hearing once outstanding technical issues are clarified.
