The Tamarac Planning Board voted unanimously to forward a rezoning and site‑plan application that would convert a 1.06‑acre former commercial parcel at 2400 Northwest 53rd Street into a 69‑space overflow parking lot to serve adjacent Caporella Park.
WavePoint Contracting’s senior project manager, Yacit Lopez, described the plan as a 1.06‑acre redevelopment to support Caporella Park with 69 parking spaces, upgraded drainage infrastructure, ADA‑compliant stalls and landscape improvements. Lopez said the project will include irrigation, new shade trees and a 24/7 CCTV system.
City staff (Rob Johnson) provided additional site history and design details: the parcel had previously been a service station and parking lot, the property was sold to the city in 2020, remediation work was performed for prior contamination and the site was cleared in 2023. Staff noted the proposed landscaping targets a 35% landscape area, interior landscape of roughly 15–16%, installation of 73 new trees (37 shade trees and 36 small trees), retention of 17 existing trees and planting of 233 shrubs. The project includes three accessible parking spaces and two curb cuts for full turning movements. The board moved and voted to forward favorable recommendations to the City Commission with the conditions shown in staff materials; motions passed 4–0.
