Planning Commission backs rezoning of commercial lot for 26,000‑sq‑ft warehouse

The City of Blaine Planning Commission on Nov. 12 recommended that the City Council approve rezoning of a site off 35W from B2 to I1 to accommodate a proposed 26,000‑square‑foot warehouse and office building.
Planning staff (Sean) said the site has been commercially zoned since the 1970s, contains a legal nonconforming truck‑sales use, and previously received a conditional‑use permit in 2014 for a 62‑foot digital billboard. Staff said the proposed I1 zoning is consistent with the planned industrial land‑use designation and recommended approval; staff reported no public comments on the application.
Applicant Kevin Peterson told the commission he has a signed purchase agreement with the current owner (closing anticipated in May or June) and that he is working with a builder to prepare plans, with potential ground‑breaking in August or after winter. "About 26,000 square feet," Peterson said of the planned building.
A motion to recommend approval passed by voice vote; staff will forward the item to the City Council for the Dec. 1 meeting.
