Orderville planning commission approves two vacation rentals, schedules zone-change hearing

The Orderville Town Planning and Zoning Commission on Feb. 25 approved conditional use permits for two vacation rentals, tabled a separate application pending Utah Department of Transportation review, and scheduled a public hearing on a proposed zone change for three parcels.
Chair Ed Bolander presided over the meeting. Commissioner Tony Collins moved to approve the conditional use permit for Austin Spencer’s property at 56 North Center Street to allow the basement to be used as a vacation rental. Vice Chair Alex Pavlides seconded the motion, and the commission voted unanimously to approve.
The commission also approved a conditional use permit for Chance Bentley’s home at 590 West Juniper Circle. Tony Collins made the motion to approve and Letitia Cox seconded. The motion passed with four ayes — Tony Collins, Ed Bolander, Letitia Cox and Riley Anderson — and one abstention from Alex Pavlides.
An application for a conditional use permit for Marlene Cohen, represented by Angie Cox, for 1750 South State Street was tabled. The record states the matter was "tabled until next month pending approval from UDOT," and no final recommendation was issued at the Feb. 25 meeting.
Terry Griffiths requested a zoning review for parcels O-6-13, O-6-14 and O-6-15, asking the commission to consider reclassifying the lots to commercial zoning to align property boundaries for inheritance and trust purposes; the applicant said no construction or layout changes are planned and existing lot sizes were reported at roughly 10,000–12,000 square feet. Commissioner Tony Collins moved to set a public hearing on the proposed zone change for March 25, 2026; Letitia Cox seconded and the motion carried unanimously.
Commissioners briefly discussed a proposal by Tony Collins to change the date and time of future meetings; that item was tabled until the Town Council makes a determination. The role of commission secretary was also discussed; minutes indicate Letitia Cox had been voted into that position at a prior meeting and said she is willing to serve but needs clarification on the duties.
The commission adjourned after completing the agenda. A notation in the record shows the minutes were approved on March 25, 2026, with a motion by Alex Pavlides and second by Letitia Cox.
Next steps: the commission will hold a public hearing on the Griffiths zone-change request on March 25, 2026, and will revisit the tabled conditional use permit for 1750 South State Street pending UDOT action.
