Planning board approves Verano South land-use change to allow neighborhood commercial node

The Port St. Lucie Planning & Zoning Board on March 3 voted to amend the future land use for an 8.03-acre parcel in Verano POD G from 'residential golf course' (RGC) to 'general commercial' (CG) to allow community-serving retail and services.
Daniel Robinson of the planning department said the change came at the request of DK Central Park LLC and Shops at Port Saint Lucie LLC and is intended to align the land-use designation with development already permitted in adjacent pods of the DRI. "The land use change from RGC to CG is necessary because the applicant wishes to provide commercial uses that are more intense — drive-through services, restaurants, and automotive services — that serve the greater community," Robinson said.
Pete Hoffines, representing the applicant, explained the Verano DRI context and said the amendment does not increase overall entitlements but better aligns allowable uses with the site's intended commercial role. Staff recommended approval based on consistency with Goal 1.1 of the comprehensive plan and existing DRI traffic and service considerations.
With no public speakers and after board questions about buffering and existing walls between the site and adjacent residences, a motion to approve P26-008 Verano South POD G passed on a voice vote.
The approved amendment allows the applicant to pursue site planning consistent with CG zoning and the Verano master plan; any future site plans will be subject to standard review and design standards.
