Board approves daycare expansion at Parkway Shopping Plaza, raising licensed capacity to 100

The Planning & Zoning Board on Jan. 6 approved a special-exception use application (P25195) for Nana's House Academy to expand into an adjacent unit at Parkway Shopping Plaza, adding 957 square feet and bringing the total enclosed assembly area to 3,778 square feet and licensable capacity to 100 children.
Planner Sofia Veil said Public Works reviewed the traffic analysis and determined the project meets the city’s level-of-service and chapter 156 requirements. Veil said the change would reduce overall average daily trips from the prior retail use but would increase AM pickup and PM drop-off peak hour trips by three and one vehicles, respectively. The center currently operates Monday–Friday, 6:30 a.m.–6 p.m.
Staff found there is sufficient parking on-site (the plaza provides 305 spaces) and adequate utilities and buffering; staff recommended approval. The applicant representative Manuel Leonor attended and answered brief questions. The board voted to approve the special-exception application and congratulated the applicant.
