The Caldwell Zoning Board of Adjustment on Jan. 7, 2026 approved Application Z25-006, a variance request by property owners Brandon and Lauren Falone for work at 16 Central Place (Block 33, Lot 1.07).
The applicants described a plan to 'build up' above the existing garage to add a bedroom and bathroom without changing the house foundation or overall width; they also proposed new siding, roofing and a redesigned garage door to match the front door. Brandon Falone told the board that the roof height "would be the same" as the existing roof and that he was not aware of any neighbor complaints.
Board members asked questions about façade changes, roof height, and lot-width compliance. Mr. Irwin referenced Chapter 250 - Attachment 1 (the Borough’s Bulk Requirements) and said the proposal "may also need a variance for the lot width, which needs to be at least 75 ft." Mr. Falone responded that many neighbors have added above their garages and that the proposal would fit within neighborhood patterns.
After deliberation Mr. Tucci moved to approve Application Z25-006; the motion was seconded by Ms. Corliss. The roll-call votes recorded in the minutes were: Ms. Sules — no; Ms. Marinucci — yes; Ms. Corliss — no; Mr. Porcello — yes; Mr. Irwin — yes; Mr. Tucci — yes; Mr. Tober — yes; Mr. Camerino — yes. The application was approved and the board recorded the formal outcome in its minutes. There were no public comments on the application.
