North Haledon to auction former firehouse; council retains Max Spann as auctioneer

The Borough of North Haledon authorized the retention of Max Spann Real Estate & Auction Co. to serve as auctioneer and approved procedures to offer the former firehouse (811 Belmont Avenue, Block 6, Lot 7.02) for public sale by online auction.

Under the adopted resolutions, the auctioneer will be paid a 10% commission to be paid by the seller; the sale is to be conducted on Max Spann's proprietary online bidding platform on or about October 2025, subject to cancellation. The council established bidder deposit requirements: a $15,000 cashier's check, money wire or money order at the time of bidding and a further deposit equal to 10% of the minimum bid plus buyer's premium at the conclusion of the auction. The purchaser must close within 45 days of acceptance of the bid; failure to close will result in forfeiture of the 10% deposit.

The resolutions emphasize that sales are "as is" and subject to existing encumbrances, easements, zoning restrictions and any environmental conditions; the Borough and auctioneer make no representations as to wetlands or environmental conditions. The Borough reserved the right to waive defects and to accept or reject bids and to confirm acceptable bids by council resolution following the sale. The council approved the retention and sale authorizations as recorded in the minutes.
