Planning commission defers Palindrome Communities final plat to March meeting

Commissioner Kate Gallipetra moved to defer the item to March 10; the motion was seconded and passed on a roll call vote with all commissioners present voting in favor. The chair announced, "Let the record show that item S20601 has been deferred to our next meeting." Director Schultz told the commission that the site plan for the project had been approved by the Board of Trustees in 2024 and included a condition of approval requiring a traffic control method to prohibit left turns onto Osuna from the north side of the property. He said planning staff has been working with Palindrome and their engineer on a solution and expects the traffic measure will be ready within the next several months.
A member of the public, Vincent Sanchez, asked whether a median or other turning restriction would be located on Osuna (and possibly 4th Street). Schultz confirmed the traffic control element is a condition of the approved site plan but clarified the site plan is separate from the plat action before the commission tonight; the plat addresses property lines, easements and utilities and is not the forum for vertical‑development traffic controls.
Commissioner Bayless requested that staff add a written finding comparing the final plat to the previously approved preliminary plat to confirm there are no changes; Director Schultz said he will add analysis and a finding in the staff report before the item returns to the commission.
The plat will return to the commission on March 10, 2026, unless the applicant withdraws or requests a different schedule.
