Proponents argued higher density is appropriate at the corridor and would provide needed housing near transit and services. "This is exactly where density makes sense... Say yes to housing where it is appropriate and needed," said Jack Coker, who identified himself as president of a local neighborhood group.
Speakers in favor also included Drew Harper of Yes, Knoxville and Ellen Zavisca, who said the vacant lot is an "eyesore" and that greater density can increase affordability, though Zavisca said she would accept a compromise to a lower RN‑5 designation.
Neighbors immediately adjacent to the site urged the council to adopt the planning staff recommendation (RN‑5) rather than RN‑6. Rebecca Tucker said taller buildings would overlook backyards and increase traffic and noise; Hayden Chappell described lot‑line distances and privacy concerns and asked the council to approve RN‑5 as a transition. Former council member Lauren Ryder recited the site's zoning history and said the planning commission had recommended RN‑5.
Council members agreed to hear speakers and allow the applicant time; Council member DeBartleben moved to postpone the items for two weeks, which the council approved by voice vote. Staff said the items will return to council at the next scheduled meeting for further consideration and potential action.
