The Spring Hill Planning Commission approved a site-plan expansion for Platinum Storage (STP 1965-2025) on Feb. 9, voting unanimously to accept staff conditions and site-specific requirements.
Staff, represented in the meeting by senior planner Mr. Moran, outlined 26 standard conditions and five site-specific conditions for approval. Staff flagged several technical corrections that must be addressed before building permits are issued, including correcting the ADA parking striping and providing a continuous ADA-accessible pedestrian route from the designated accessible parking space to the storage units. Mr. Moran said the proposal meets the Unified Development Code standards for impervious surface — 43% for the site — and that other items (shrub heights, parking and drive-aisle dimensions, building material breakdown, and showing existing turn lanes) have been revised to meet code.
Matt Hamilton, the applicant representative with Kimley Horn, told the commission the expansion would be managed as a single facility with one office and no increase in sewer demand (water only for fire suppression). "We will follow all regulations and work with TDEC," Hamilton said, referring to the Tennessee Department of Environment and Conservation, and added the applicant would coordinate with staff to add an accessible route from the ADA parking spaces.
Commissioners asked about landscaping and a stream crossing cited by neighbors. Hamilton said the project proposes a three-sided box culvert, remains outside regulated floodplain areas, and will submit required stormwater documentation for TDEC review. A commissioner noted stormwater reports are available on the city website for public review.
Commissioner (speaker 2) moved to approve STP 1965-2025 with all staff-recommended conditions; the motion was seconded and passed by voice vote, 7–0. Staff will not release permits until the outstanding technical corrections, including ADA striping and pedestrian access, are resolved.
The action closes the review phase at the planning commission; any building permits will require confirmation that the listed conditions have been addressed.
