Commissioners direct three appraisals and consider auction for county-owned Lehi property

County staff reported on a recent inspection of a county-owned North property (the Lehi site): power had been restored, interior inspections showed no major damage, but some maintenance items (two downstairs toilets and yard mowing) remain. Staff recorded video of the upstairs, downstairs and shop areas and recommended obtaining three independent appraisals to establish a reserve price prior to marketing.
County Counselor Wade Buie II told the board that getting three appraisals will help the county set a reserve and asked the board how it wanted to market the property: county-managed marketing, retention of a broker (Cameron Roth was discussed), or a public auction. Commissioners favored getting appraisals and exploring public auction options to ensure broad notice to potential buyers. One commissioner said a public auction allows open competition and the greatest opportunity for public purchase.
Staff also discussed logistics for taking possession, seasonal maintenance (pool company engagement) and possible modest costs to prepare the property for sale. The board identified next steps: obtain three appraisals, confirm the legal description, determine marketing approach and set a minimum/reserve based on appraisal results. No sale or transfer was authorized during the meeting.
Next steps: county staff to solicit three appraisals, report back with valuation recommendations and present a marketing plan and timetable for the board to consider.
