The Oak Creek Plan Commission recommended that the Common Council approve an official map amendment and approved the preliminary subdivision plat for Edgemont Estates, a proposed 14‑lot single‑family residential subdivision at 10670 South Nicholson Road.
Staff explained the two items apply to the same property and asked that the commission act on both together: (1) an official map amendment removing future road segments shown on the official map that conflict with the proposed subdivision layout, and (2) a preliminary plat for a roughly 13‑acre site proposing 14 detached single‑family lots with four outlots (one to serve stormwater and others as protected open space). Staff noted the plat is identical to the version approved by the planning commission on Feb. 28, 2023 but could not be recorded because Milwaukee County will not accept a plat more than 36 months after its approval under state statute. The applicant is finalizing engineering work and expects to return with a final plat for recording once outstanding technical items are completed.
Commission discussion focused on the fact that roads and infrastructure are largely in place; staff said a temporary cul‑de‑sac and an easement on outlot 1 will allow for a future road connection to the adjacent undeveloped parcel if that property develops. Commissioners asked engineering to confirm remaining stormwater corrections before final plat submittal. The commission voted to recommend the official map amendment to the Common Council (public hearing scheduled) and approved the preliminary plat with conditions requiring code compliance, required development and stormwater agreements, coordination with engineering and Oak Creek water and sewer utility, and submission of technical corrections before recording.
Next steps: the official map amendment will receive a public hearing at the April 21 meeting and then proceed to the Common Council; the applicant will continue engineering work and return to the city for final plat approval and recording.
