Planning commission approves Guthrie Farms Phase 3 final plat

The Guthrie Planning Commission on Feb. 12 recommended approval of the final subdivision plat for Guthrie Farms Phase 3, concluding a multiyear development that now will contain 382 residential lots on roughly 90.5 acres.
Staff told commissioners the preliminary plat previously identified 388 lots but onsite adjustments reduced that count to 382 while leaving the project acreage unchanged. The development remains inside the Logan County rural water district, but the city provides and maintains the water infrastructure and the project uses city sewer, staff said.
"Staff would recommend that the planning commission approve the phase 3 final plat with the standard conditions," the staff member said, listing routine conditions that require either a performance bond or withholding recording of the plat until improvements are accepted and a prohibition on issuing building permits until conditions are satisfied.
Commission discussion was brief. A committee member moved to approve the final plat and another committee member seconded; the commission recorded a unanimous roll-call recommendation, 4-0.
The approval closes out the Guthrie Farms development phases that preceded phase 3; staff noted the plat and related conditions remain subject to standard city recordation and improvement-acceptance procedures.
The commission also approved routine minutes and moved to other agenda items after the vote.
