The Nantucket Historic District Commission voted March 31 to approve the applicant’s lower‑profile Option 1 for a new 400‑square‑foot living unit built atop an existing detached garage at 4 Westmore Lane, subject to conditions intended to reduce visual impact on nearby yards.
Francis Farrell, the property owner, and his colleague Outerbridge presented two options; commissioners favored the option that presents a lower gable toward Westmore Lane and that steps dormers back from the wall below. Members asked for a dormer setback of roughly 1 foot from the eave and recommended breaking the dormer fenestration into two pairs separated by shingle wall to reduce glazing mass.
Because the gable faces a neighbor’s parking area, the commission required columnar plantings along the north and northeast property lines to screen views: the applicant agreed to improved hedging and a specimen tree in the interior corner. Commissioners also asked to remove a trellis on the north elevation and to include the agreed planting buffer on the as‑built exhibit (“exhibit A”) attached to the approval.
The motion carried with commissioners voting in favor and the applicant agreeing to the conditions. The HDC said staff will prepare exhibit A specifying plant types (columnar, indigenous selections) and the dormer/fenestration details for the final approval package.
