Summary
Davidson County commissioners approved a conditional‑zoning change for about 9.72 acres on Old Lexington Road to allow a landscaping business; the applicant sought a 20‑foot building increase and staff recommended approval under prior conditions.
The Davidson County Board of Commissioners approved a conditional rezoning on March 23 that will allow a landscaping business to operate on roughly 9.72 acres on the east side of Old Lexington Road.
Planning staff reported the parcel (Tax Map 1, Lot 56A in Midway Township) had been through the board’s process last September and that the applicant, Jarrett Albright, now seeks a modest change in the site plan: expanding the previously approved building footprint from roughly 80 by 100 feet to about 90 by 120 feet to accommodate operation needs. Planning staff said other conditions approved in September remain in place.
Albright told commissioners he did not realize he needed the larger maximum size when the prior approval was issued and that the additional 20 feet would accommodate his builder’s plan. Commissioners asked whether the site would be used to store junk or salvage vehicles because of an adjacent automobile salvage yard; Albright and staff said the proposed use would not permit junk‑car storage.
Staff recommended approval and asked the board to adopt a statement of consistency with the county’s zoning ordinance. A commissioner moved to approve the rezoning and the consistency statement; the board approved by voice vote.
The planning staff said it would bring text changes to the ordinance to allow minor intensity increases to be handled administratively in limited cases, to avoid repeat hearings when applicants need small adjustments.
The rezoning authorization carries the same conditions the board approved in September except for the modest site‑plan change to the building footprint. No roll‑call vote was recorded in the transcript.
