East Dundee commission backs rezoning of five East Main Street parcels to limited manufacturing

On July 10, 2025, the East Dundee Planning, Zoning and Historic Commission voted unanimously to recommend that the Village Board rezone five parcels on East Main Street — 1051, 1061, 1077, 1141 and 1097 — from B-3/B-4 commercial classifications to M-1 limited manufacturing.

Staff explained the rezoning is a comp-plan-driven cleanup intended to align the zoning map with the future land-use map adopted by the Village Board. "As part of the comp plan that the board adopted, they envision that the corridor ... be industrial," staff told commissioners, and the village initiated the rezoning process to mirror that plan. Staff also said the property owner had been contacted and supports the change.

Commissioners reviewed maps showing the parcels and adjacent zoning. Staff told the commission that existing permitted uses would be grandfathered — properties would remain lawful under their current uses and would only be required to meet M-1 standards if they underwent significant alterations, demolition or redevelopment. Commissioners asked whether adjacent parcels already carried M-1 and discussed avoiding isolated pockets of inconsistent districts.

No members of the public spoke on the rezoning. The commission approved the findings of fact in the packet and then voted to recommend Village Board approval of the rezoning by voice vote. The recorded votes during the meeting were: Commissioner Krueger — yes; Commissioner Feck — yes; Commissioner Stenek — yes; Commissioner Reyes Brauger — yes; Commissioner Myers — yes; Chair Brunner — yes.

The recommendation will be forwarded to the Village Board for review and final action. Staff said there is no current development plan for the parcels; the rezoning is intended to implement the adopted comprehensive plan.
