La Grange board approves variances for 67 Bluff garage and Brainerd sign

The La Grange Village Board unanimously approved two zoning variances Tuesday that clear the way for a detached garage at 67 Bluff Avenue and a new ground sign at 2 North Brainerd Avenue.
Trustee Thompson summarized the 67 Bluff application, saying the owner, Tranquility Builders, had requested relief from minimum front- and side-yard and driveway-width standards to allow a detached garage accessed off Tilden Avenue. "Staff recommends approval of the proposed ordinance granting zoning variations to allow construction of the detached garage at 67 Bluff Avenue as reflected in the ZBA's recommendations," Thompson said, noting the Zoning Board of Appeals had voted 6–1 to recommend approval after a July hearing.
The board moved and seconded the measure. Trustee Augustine said she supported the matter and praised the ZBA's review: "I thought that the ZBA did a thorough job at going through the points and addressing the needs," Augustine said, and asked whether cross-board training or policy guidance for commissions was planned; staff said trainings and remote learning opportunities are available and the village will explore combined meetings or other options.
On the Brainerd Avenue request, Trustee Thompson said applicant Waleed Alfar sought relief for sign height and setback at the former Citgo (now Shell). He said the ZBA voted 4–0 to recommend approval with two conditions: the new sign "may not exceed the height of the current sign," and the bottom of the sign base must be improved for aesthetics. After the motion and second, President Kugler added that the ZBA had "held firm" on not allowing increased height and supported the aesthetic condition.
Clerk Saladino called roll on both measures and the board recorded unanimous approval among present members for each ordinance. Both items had been recommended by the ZBA and were supported by staff.
