Wauconda board backs Getty Drive resubdivision and approves setback variance for 207 Delia Drive

The Wauconda Village Board on Jan. 6 considered two land‑use items brought by Director Anderson on behalf of applicant Mr. Waz: a resubdivision of Lots 13 and 14 on Getty Drive (the Waz Re Subdivision) and a variance for 207 Delia Drive to reduce the required street side yard setback from 30 feet to 20 feet.
Director Anderson told the board the original two‑lot subdivision (ordinance 2021005) was approved during the COVID period but the owners put plans on hold. Lot 14 became effectively unbuildable because it lacked direct access to Illinois Route 176; the proposed resubdivision realigns property lines east–west and records a no‑direct‑access restriction so Lot 14 would not access Route 176 directly. "The layout of the home sites were not conducive as access was restricted to Illinois Route 176 for Lot 14, which made Lot 14 unbuildable," Anderson said.
On the variance, Anderson said the subject property is about 19,870 square feet and includes two lots of record; the reduction from a 30‑foot to a 20‑foot street side setback would allow construction of two single‑family homes with access from Delia Drive. He said the planning commission and zoning board of appeals held public hearings, reviewed findings of fact and recommended the variance with a recorded public utility/drainage and no‑access easement. After no questions from trustees, the board moved, seconded and approved the variance by roll call.
Both items carried without recorded opposition. The resubdivision will require recording of the revised plat and the no‑access restriction; the variance includes the recorded easement condition noted by staff.
