Antioch planning board delays decision on 453 Main Street restaurant application until July 2

The Antioch Planning & Zoning Board on Wednesday continued consideration of a special-use and site-plan application for a proposed restaurant at 453 Main Street after the applicant asked for more time to submit required materials.
Madison George, the project manager and applicant, asked the board in a letter dated 06/04/2025 to defer the application to the board’s July zoning meeting. "We kindly ask for the application to be deferred until the July 2 meeting," the letter said, which staff read into the record.
Planning staff told the board that the application still lacks key documents the board requested at its May meeting: a complete photometric (lighting) plan and a written shared-parking agreement that explains how the subject property will coordinate parking with adjacent lots. Staff also noted the board requested site elevations, particularly if the applicant proceeds with an outdoor patio. The staff member reading the file said a previously circulated fire report had been provided by email and that "Steve McDaniel said it would be fine for the fire," signaling that emergency access was considered but that other technical plans remained outstanding.
Board members pressed the applicant on whether an outdoor patio would be part of the request. George said engineers had not finalized patio plans and that, if the patio cannot be completed in time, she would defer those elements and return with a separate submission. The board emphasized that any outdoor seating installed in the parking area would need clear elevations and protective measures so diners would be safely separated from vehicle circulation.
After discussion, a motion to continue the item to the July 2 zoning meeting was made and seconded; the board recorded affirmative votes and agreed to carry TZB2502 to the next meeting so the applicant could provide the photometric plan, shared-parking documentation and other materials.
Procedural notes: the board also approved its May 7, 2025 minutes earlier in the meeting and then adjourned. The application will return to the July 2 zoning agenda for further review.
