The Hampshire Village Board on an unanimous 6-0 roll call approved final plats for multiple sections of the Prairie Ridge North subdivision, authorizing a total of 179 new lots and a resubdivision of Lot 219 to address wetland encroachment.
Staff summarized the package as including Neighborhood J2 (63 lots), Neighborhood U (70 lots) and a 46-lot neighborhood referred to in the packet as “B,” for a total of 179 lots. The board also approved a replat of Lot 219 in Neighborhood Z that designates the wetland portion as Outlot A while leaving the building pad setbacks unchanged.
Jason Hinkle of Crown Community Development, the developer on the project, told trustees the Lot 219 parcel has not been built on and that the change is intended to follow county protocol to move the wetland into an outlot. “The setbacks of the building pad, nothing’s changed,” Hinkle said. “It’s just the lot’s gotten a little smaller, and the builder who’s gonna buy that lot is aware of that.”
Trustees raised traffic and connectivity concerns, asking whether the development would complete the road connection to Big Timber Road to relieve traffic on Harmony. Hinkle said connecting the last two neighborhoods (W and X) is planned but requires a Kansas Department of Transportation permit; that permitting process typically takes about a year. “We’d like to have that permit in hand so that when we’re ready to go, we’re ready to go,” Hinkle said. A trustee warned that without the connection “all that traffic is gonna be funneled to Harmony,” and staff noted the county will review traffic counts and warrants to determine whether a signal is warranted.
The board moved through the packet item by item. Motions and roll-call votes recorded unanimous approval on each item: the resolution approving the final plat for Prairie Ridge North (Lehi Station), the final plat for Prairie Ridge North J2, the final plat for Prairie Ridge North U, the final plat for Prairie Ridge North V (packet labeled B), and the final plat for Prairie Ridge North Z, Lot 219. Each motion passed 6-0.
Next steps: staff and the developer will pursue KDOT permitting for the planned road connection and proceed with the recorded plats; trustees said they expect further public discussion of traffic impacts as later phases advance.
