The Antioch Planning & Zoning Commission on Oct. 21 recommended approval of PZB25-13, a variance request that would allow construction of a garage in the front yard at 40810 North Grand Ave. The petitioner seeks relief from front- and side-setback requirements for the newly annexed property (PIN 01242304034).
Village Planner Mark Janek told commissioners the lot is atypical because the back of the property faces a waterway and the public street defines the front yard under village code; the house had been built under prior Lake County rules. Janek said the configuration makes it difficult for the owners to place a garage behind the front plane of the house as the zoning code normally requires.
The petitioner, Cynthia McDonald, spoke under oath and said the work would replace and retrofit existing attached garage space and is intended to align the house with neighboring properties. "This isn't gonna be an additional garage; we're hoping to remodel the existing garage space into living space just to make the house a little bit more up to date," McDonald said, adding the proposal is consistent with other houses on the street.
A commissioner moved to recommend approval of the variance; roll call produced affirmative votes from the members present. The commission forwarded its recommendation to the village board, which must grant the final approval.
The commission record notes the petition addresses only the requested setback variance. Any separate application to convert garage space to living quarters or for other building permits would be considered separately by village staff and permitting processes.
