The board approved a four‑part application from Morning Star Holdings LLC on Jan. 20 that rezones Lot 7 from Central Business District to Residential R‑4 and authorizes related PUD, subdivision and engineering approvals for Phase 2 of the Morning Star development.
Director Anderson presented the request, describing the zoning map amendment, the PUD modification to accommodate a single‑family dwelling on Lot 7 and final platting and engineering requirements for water, sanitary and stormwater infrastructure. Engineer Dan Vanek, representing applicant Jay Bomberg, told the board the water main will be constructed first, then the roadway, and houses will be built as lots are sold.
Trustees asked few questions and the board approved the rezoning, PUD amendment, final plat and engineering by roll call.
Next steps: applicant to complete required public improvements (water main, roadway) and follow the approved final engineering prior to building permits for homes.
