Developer Anuj Varda told the Wauconda village board the company is ready to build a 16‑home subdivision after a two‑year process. “My name is Anuj Varda. I am with AYA Development, and we’re looking to develop a subdivision on Skyville Road called Skyville Homes,” he said during the public‑comment period.
Staff later presented related agenda items as part of new business, identifying the project in planning documents as the Skyhill Subdivision on Sky Hill Road and saying the zoning board of appeals approved the final engineering and subdivision in March 2025. The board discussed permits, escrow for public infrastructure and construction oversight and voted to approve the development agreement, final plan of subdivision and final engineering.
According to staff, an arborist review for the project lists 138 trees that will be removed; the village ordinance requires 149 trees to be planted for the project, and staff said all replacement plantings will be native species. Staff also said the work will be staged in two phases and that initial grading permits have been submitted. HMG engineers will provide construction oversight and confirm infrastructure installation before the village accepts the improvements.
