The Montecito Planning Commission on April 1, 2026 approved a development plan amendment for the Biltmore Hotel (1260 Channel Drive) that allows six new gated driveway entries, conversion of two former guest rooms into two-car garages and the relocation of 32 on-street parking spaces from the south side of Hill Road to the north side.
Planner Henry Wakamiya presented the staff report and said the project would add 20 new on-site parking spaces, realign travel lanes on Hill Road, and include new sidewalk, curb and gutter within the Hill Road right of way. Wakamiya told the commission the proposal is consistent with the Montecito Community Plan and coastal land use policies and qualifies for categorical exemptions under state CEQA guidelines, and staff recommended…
