"If I become a retailer, it's probably... $95,000 to buy a brand new home in there," she said, adding that buying without retailer status would cost about $150,000 per unit and limit financing options.
Berry said she expects to file the permit and that she believes a conditional‑use route is faster than a zoning change. She asked for the council's awareness and suggested the approach might help other parks in Benton City seeking to upgrade units and maintain affordable options.
