Commissioners approved the Holloway'Stegall Street final plat after applicant Eberly Holloway described a plan to subdivide a parcel into three lots; staff told the commission that the final plat creates three legal lots by combining two existing lots and that Development Advisory Committee review found the plat compliant. The commission then approved a minor division for Jennifer Penn, which separates a 3.33-acre parcel from a larger 14.63-acre tract inside the Coffee County urban growth boundary; staff said structures on the parcel will remain unmodified.
The commission also approved a Moore subdivision at 3730 Manchester Highway presented by Mandy Bobo of Northcutt and Associates that will create two lots (0.99 acre and 3.27 acres), with the smaller lot currently containing a gravel drive and septic field. Commissioners voted to approve each subdivision motion, with the approvals recorded in the meeting transcript as passing unanimously.
JP, the city's parks and recreation director, described a city project to build a roughly 5,000-square-foot municipal shop with a 2,000-square-foot overhang at Wagner Park to shelter mowers and equipment. Planning staff said the project underwent DAC, city engineer and stormwater review and that TUA advised sewer was not available, so the building will use an on-site septic area. Commissioners voted to approve the Wagner Park site plan.
On zoning matters, applicant Christie Brown Serber asked the commission to recommend rezoning 704 Cedar Lane and an adjacent unaddressed parcel from R-1 to C-2 due to adjoining commercial development. Staff recommended sending a favorable comment to the Board of Mayor and Aldermen, noting the parcel lies north of Trinity Lane where C-2 zoning predominates; the commission voted to send a favorable recommendation.
Next steps: Approved plats will be recorded per standard subdivision process and the Wagner Park site plan may proceed to building-permit application subject to noted DAC comments. The rezoning recommendation will be transmitted to the Board of Mayor and Aldermen for final action.
