Planning commission approves routine site plans, affirms plats and defers two extension requests tied to sewer and timing

At its March 20 meeting the Wilson County Planning Commission approved several routine items on the agenda and took time on two extension requests tied to timing and sewer approvals.

Consent and approvals: The commission approved the Pina & Mendez Auto Corp business sign at 1928 Murfreesboro Road and a monument sign for ProLogis at 135 Logistics Drive after the applicant’s representative answered technical questions. The Sample Repair building addition at 3394 Highway 109 North was approved after Jerry Warren said the developer agreed to facade and paving corrections. The board also affirmed several minor plats and a consolidation that staff said met corrections.

Extensions and timing: The commission heard a request for a one‑year extension on the Berkshire Place preliminary (87 lots). Staff explained state vesting law (TCA) and that the board has authority to consider extensions. A number of commissioners urged caution about creating precedent; the motion to deny that extension failed and the board moved on. The Hawthorne Valley Phase 2 final (80 lots) extension request was discussed separately, and developer representatives and counsel said sewer‑connection approvals are delayed by state and wastewater authority processes. Adena/Wastewater Authority staff explained that TDEC inspection and state permit modifications are required before the authority can sign final plats. The planning commission deferred the Hawthorne Valley extension request to the November 2026 agenda to give time for state and authority action.

The meeting closed with routine continuing‑education notices and final public comment on the county’s future land‑use plan.
