Christopher (planning staff) told the commission that the projects meet site‑plan requirements but that fire marshal review and letter(s) of correction are required before building permits issue. The applicant noted the additional height request (13 feet) is for internal clear height and mezzanine design rather than exterior visual prominence. Jim Lukens, the applicant representative, said the structures’ interior clear heights necessitate the variance; staff said buildings across Logistics Drive have been permitted at similar or greater heights through previous rezoning approvals.
Board members probed whether construction traffic would use McCrary Road; staff said access will be from Logistics Drive and master‑plan conditions prohibit construction/truck traffic on McCrary. The board approved the proposals subject to staff conditions; the recorded votes were 7–1 for one building and 8–1 for the other.
The $75,000 fee will be held by the county finance office, earmarked for installation of a traffic signal or other intersection improvements determined by the county road commission, which will have authority to operate and maintain the signal once installed. Staff said the payment is required prior to issuance of land‑disturbance permits per the master plan approved Feb. 16, 2026.
Next steps: fire marshal and building‑permit reviews continue; the county will hold funds in escrow and begin the procurement process for intersection improvements when appropriate.
