The Henderson Planning Commission approved a four‑part application to amend the comprehensive plan, rezone parcels to RM‑10, grant a minor open‑space waiver and accept a 54‑lot single‑family subdivision plan for an approximately 5.8‑acre site southeast of Bruner Avenue and Gillespie Street.
Staff said the requested land‑use and zoning changes align with area goals and that the applicant agreed to deed a narrow portion of an oddly shaped parcel to the city to accommodate a future trail connection, which staff said offsets the reduction of usable open space from 27,000 square feet to 22,624 square feet (a reduction of about 1.6%). "Staff supports the 54 lot development map...working with the city, the applicant has agreed to deed a narrow portion of that odd shaped parcel to public improvements," staff stated.
Tom Amick, representing American Homes for Rent, told the commission the dedication north of Keene is a like‑for‑like exchange of open space and expressed appreciation for staff coordination. No speakers registered opposition at the public hearing; one member of the public had submitted opposition in the public notice record. Commissioner Brunson moved approval of CPA2025017276, ZCA2025017278, WZOS2025017280 and TMA2025017279; the motion passed. The matter will be heard by City Council on Jan. 6.
Next steps: the applications will go to the Henderson City Council on Jan. 6 for final consideration. The applicant and staff will finalize deed language for the dedication and any conditions attached to the tentative map.
