Behavioral health and ICB: The behavioral health project has framing, temporary windows and a dried-in roof; interior work such as sheetrock is expected to start soon. Bill said the ICB elevator is complete and that column retrofit work is estimated at 120 to 150 days, which moved some schedules from January to June.
Warranties and preventive maintenance: Bill reviewed warranty windows (a 1-year general-contractor warranty with varying longer component warranties) and emphasized that preventive maintenance is required to preserve those warranties. He said the team is preparing preventive-maintenance schedules and manuals, and that the contractor will hand those over to the engineering department when complete.
Sheriff's office HVAC: A committee member (S5) asked about a recent HVAC failure at the sheriff's department. Bill said temporary cooling was installed for the 1st and 2nd floors and that technicians were replacing faulty control sensors; the problem was remedied temporarily but not yet fully resolved at the time of the meeting.
